About Us

The London House Condos was built in 1969, originally as apartments. It became a condo association in 1979, which means it has been around a long time and is financially well established. Click to find out more about London House's HistoryIn the past 10-15 years, we have completed many Capital projects, including: a new roof, new double boiler system, new on-demand hot water system, new stone wall around the edge property, new make-up air units on the roof, new carpet and paint inside, complete remodel of the clubroom and kitchen, repainting of the mansard on the outside of the building, new turf and back patio pergola, complete remodel of the staircases, and new landscaping.

London House is located right in the heart of Capitol Hill with many restaurants, bars and other amenities within walking distance.8 blocks from Cheeseman Park.Right on the #10 RTD bus line that goes to downtown and 2 blocks form the #12. It’s only a one-mile walk to the Capitol and the 16th Street Mall shuttle, which will take you all the way to the north end of downtown for free. Cherry Creek mall is just a few minutes drive, along with the upscale Cherry Creek North shopping district.Whole Foods/Ideal grocery store is only one block away, King Soopers four blocks, and Safeway seven blocks.Within one block, you will find Potager (one of Denver’s finest restaurants), as well as a 7-11, The Park Tavern, 3 Kilts Tavern, Sexy Pizza, Sklyline Spirits and Liquor, Snarfs, and Wokano Asian Bistro. There is also a dry cleaners a block away.And within 2 blocks, you can enjoy all Colfax has to offer, the Paramount Theater, The Ogden Theater, 1-UP Arcade, Argonaut liquor store, and much more.London House is also a member of the local neighborhood watch and works with other neighborhood groups and the City Council to address issues in the area.

History

History of the London House
The original house was built in the early 1890’s for H.B. Chamberlain. The architect is unknown. In 1894, Julius A. Myers, a banker and highly successful real estate broker in Denver purchased the property. Mr. Myers came to the Colorado territory after his service with the 11th Ohio Cavalry during the Civil War. He was a junior partner in Bennett & Myers, which owned the land that Cripple Creek, CO is built on. He was also a member of the city council and was partly responsible for the city’s purchase of a large tract of land that would later become City Park.
Myers married Miss Hattie Eaton in 1872, and their only daughter Mabel, was presented to society in 1900 at a reception given at the house.Over the years, the house offered its hospitality on various occasions. One of these was an elegant reception on November 20, 1900 to introduce Miss Mabel Myers to Denver society. Mabel was a noted society girl and well known for her beauty and charm. She died young in 1911 shortly after her marriage.A more commercial type of hospitality was offered during the years it was run as a boarding house/hotel by Mrs. Mary Isbell, the second long-term owner of the house.Did you ever see it? The address was 1205 Ogden Street (sometimes called Alta Street). In later years, the carriage house was used as an apartment, and its street address was 933 E. 12th Avenue.The house is gone now. What remains is the sandstone wall which supported the iron fence and which gives distinction to our own London House property. Some of the house’s wood panelling was used to give our club room the appearance of a classic English interior.

For major plumbing work, you will need to request a Water Shutoff at least 3 days in advance and provide plumber information as well as install a local shutoff.

Frequently Asked Questions

When does the Board of Directors meet?The Board of Directors meet on the second Monday of every month at 6:30 pm remotely over Zoom or in the Clubroom on the 1st floor at London House. Email for Zoom meeting ID or call-in information.Who can attend one of these meetings?All homeowners are encouraged to attend. Renters are welcome as well if they have an issue they need to discuss. The first part of the meeting is dedicated to homeowner discussion.Can I install a washer and dryer in my unit?No, our pipes and plumbing lines are not set up for it and you will cause major damage if you attempt to do so. We have a laundry room for your use on every floor. And a laundry card system for payments located by the clubroom entrance on the south side of the first floor.Why do I have to pay a monthly Dues to the Homeowner’s Association?The Homeowner’s Association (HOA) exists to protect and increase the overall value of your home by providing amenities while freeing you personally from the responsibility of the day to day maintenance, improvements, and property care.What do my dues cover?Monthly dues cover the following: water, sewer, trash, recycling HVAC, building power, and heat; Pool maintenance, Building maintenance, Common area maintenance, Snow removal, Landscaping & maintenance, Roof maintenance, Parking lot maintenance, Onsite Support services, Accounting and legal services, Property taxes, and Building insurance (you must still carry your own condo insurance). If you need an insurance certificate for your mortgage company, please contact the management company directly or check your Appfolio portal.How can I find out how my money is being spent?You can come to a Board Meeting and ask questions. The financials can be found under the Minutes/Financials section of Appfolio. You can also attend the annual meeting (in November or December — you’ll receive a letter/email) to learn about the budget and any dues increases for the next year.What about Special Assessments?The C.C.& R’s (governing documents of our HOA) give the Board the authority to Special Assess the Members (homeowners) to cover expenditures that would otherwise drain our Reserve account. This is to cover major improvements for the building, such as new windows, elevator upgrades or a new roof. The board hasn’t needed to levy a special assessment since 2006. All other capital improvements since then (new double-boiler system, the painting of the mansard, new stone wall and landscaping, clubroom remodel, full building interior remodel, etc.) have been paid for with reserve funds.I don’t have a car, can I rent out my parking spot?Yes, you may. You are responsible for your parking spot and its use. You may rent your parking space, but ONLY to a resident at London House. There is a bulletin board by the back board to post a public message or email us if you would like to let other owners know.I’m moving into or out of a second floor unit. Can’t I just hand things over the balcony?No. This is in direct violation of the Rules and Regulations here at London House. Not only is this a dangerous practice, but you could also damage the balcony railing, which belongs to the building and not the individual units. Please use the back door for moving into or from the building.Why does the entire building's water get shut off from time to time?As an older building, the supply lines are going everywhere so in order for someone to do a plumbing repair or remodel, there is no way to shut off water to just that unit. However, we require that a local shut off valve is installed when any plumbing repair is made so that in most cases, homeowners can shut off the water to their units for further work without affecting the rest of the building. We strive to keep these shut offs to once a month and only 30 minute -1hr during the work day to be least disruptive.Does the building have a handyman for repairs in my unit?No, you are responsible for repairs in your unit. However, for some issues such as ceilings, leaks, heaters, you may make a Maintenance request on your Appfolio portal.Who takes care of the building?The management company is responsible for maintenance and repairs as well as overseeing vendors who work on common elements. Additionally, we have an Onsite Support staff that walks the property grounds every morning to pick up trash and ensure the area is safe and in good repair as well as fixes dings and paint chips, address graffiti, replace lightbulbs, make sure ordering is done, clean and disinfect entrances and high use buttons, pick up trash, and handles, check landscaping, and more. We also have a cleaning crew that vacuums and does a deeper clean every week.Can I sell goods and services to people in the building?Generally, no. No flyers or door hangers are allowed (outside of the board newsletter). However, we have a cork bulletin board by the back door where you can place a flyer or card, and we do have a private Facebook group for this exact purpose, contact us at the gmail address or the Contact form to be invited.
